Standard Fees & Terms for Tenants

Holding Deposit

A holding deposit of £1000 is required as part of the tenancy application process. Once the applicant’s offer is accepted, the property will be held for the applicant, and no other applicant can view the property. If the applicant fails reference checks unable to proceed with the tenancy, or for any reason the applicant decides not to proceed with the tenancy, the applicant will be liable for the expenses/costs as a result of the applicant’s pulling out, and these expenses/costs will be deduced from the holding deposit. If the tenancy proceeds, the holding deposit will be allocated to the total monies required in relation to the applicant’s tenancy.

Tenancy Set Up Fees

A tenancy set up fee of £550 to cover tenancy negotiations and the tenant’s contribution to the tenancy agreement will be payable upon creation of a legally binding tenancy agreement and subject to the tenancy types. This is a fixed cost fee that covers a variety of works depending on the individual circumstances of each tenancy, including but not limited to conducting viewings, negotiating the tenancy, right-to-rent checks, verifying references (up to two applicants/tenants), and drawing up contracts. It is importantly noted that, this tenancy set up fee only covers/includes the referencing fees of two applicants/tenants (not company), and there will be additional referencing fees charged for third or onwards applicants/tenants, guarantors, company (please see Referencing Fees Section below).

Referencing Fees

A referencing fee of £90 per person will be charged to the third or onwards individual applicants/tenants. A referencing fee of £114 per guarantor will be charged to the applicants/tenants who require guarantor(s) to guarantee their tenancy. This fee also includes the production of deed/agreement of guarantee for each individual guarantor. A company referencing fee of £186 will be charged to a company. We will take up references based on the details that you have supplied to us. These references may be passed to our client so that they can make a decision on granting a tenancy. Before the tenancy can proceed you must also provide us with a photo ID in the form of a passport or EU driving licence.

Deposit

A deposit equivalent to six weeks' rent must be paid in cleared funds when you sign the tenancy agreement and is held by the landlord as Stakeholder for the duration of the tenancy in accordance with the terms of the tenancy agreement, unless otherwise stated in the tenancy agreement.

Bank Transfer Charges

You are responsible for any administration charges levied by your own bank in relation to proceed the tenancy.

Change of Occupant(s)

If you wish to change the named tenants during the tenancy, this will require permission from the Landlord and drawing up of a new tenancy agreement. There will be a charge for this service of £456. Referencing fees and fee for re-registering the deposit are also applied.

Written Rental Demand

If a rental payment is late, we will send you a written rental demand. The charge for each written rental demand is £66. This charge will be also applied to any late or non-payment of other charges and fees.

Renewal of Tenancy

If the tenancy is renewed, a tenancy renewal fee of £576 will be charged for each renewal of a tenancy.

Cancelled Payments

If a cheque issued by the tenant has to be re-presented or is marked refer to drawer or if a standing order payment made is recalled, there will be a charge of £42 applied.

Failure to Keep Appointments

If, during your tenancy, we have to re-arrange an appointment for the purposes of periodic inspection or maintenance due to your failure to keep the appointment, there will be a charge of £66.

Check-in and Check-out Charges

We will be instructed by the landlord as to what arrangements are to be made for the inventory and check-in. Unless otherwise stated in the tenancy agreement, the landlord will be responsible for the cost of the inventory and check-in and the tenant will be liable for the cost of the check-out (and any missed appointments). Where a landlord organises the check-out inventory inspection independently of us, the charge may vary. Where we organise the check-out inventory, the charges of £180 (for room), £204 (for studio room), £240 (for studio flat), £276 (1 bedroom), £318 (2 bedroom), £372 (3 bedroom), £432 (4 bedroom), and £504 (for 5 bedroom) will be applied.

Early Termination of Tenancy

If you wish to terminate your tenancy before the end of the term and the landlord agrees that you can terminate early, you will be responsible for the repayment of the pro-rata commission paid in advance by the landlord for the unexpired portion of the tenancy, unless you are exercising a break clause which is contained in the tenancy agreement, or unless otherwise stated in the tenancy agreement. Other than the repayment of the pro-rata commission, you will be required to pay for a termination fee of one week’s rent+VAT or £504 whichever is greater, plus deposit registration fee of £78 and check-in inventory fee.

We reserve the right to change the schedule of fees and these terms of business upon providing reasonable notice in writing.

Standard Fees and Terms for Landlords

Our standard property sales, lettings and management fees and possible additional fees are listed as follows.

Commission Fees for Lettings

Letting Only Service: 12% Letting and Rent Collection Services: 14.5% Letting and Property Management Services: 20.5% Property Management Services: 7.5% Commission fees are charged on the duration of the tenancy and any subsequent renewal or extension of the tenancy.
